Dunham Lake Highland Home & Lake info

Dunham Lake Hartland MIDunham Lake lies in both Hartland and Highland Township on the border of Livingston & Oakland County.  Dunham Lake is one of those hidden gems that many lake home buyers do not know about.  It is such a rustic lake.  You can't see many homes when you are on the lake because there is a green belt of trees surrounding the lake except at the north side of the lake.          

Check out this general information about Dunham Lake that lies in both Hartland & Highland Mi.  Dunham Lake is a private lake with no public access.  Some buyers prefer private lakes over a public lake.  They believe that a non-lake resident will be more aggravating than a person on the lake.  They believe a lake resident will care about the lake better.  One thing you need to know is that the sheriff will be patrolling the lake more often on a public lake than a private lake.  You may not see a sheriff boat on a small private lake ever.  Whether the lake is private or public it does not affect the lake homes values.  I have never seen a noticeable price difference. 

      Dunham Lake Hartland Michigan information 

 The roads around the lake are paved.  There is a home owners association on part of the lake.  It is on the East, South, and West side of the lake.  Only on the north end of the lake are there some individual homes.  The association has 2 lake access beaches for the residents of the association that do not live on the lake.  The homes in the association do not have lake frontage.  The association owns the green belt down to the lake.  The green belt is like a condo associations common areas.  Everybody can use all the lake frontage and the green belt.  You will see people walking the trails almost every day.  It's a great way of exercizing. The children on the lake go to Huron Valley schools.    The homes on the lake are on well and septic. 

Dunham Lake lies in both Highland Township and Hartland Township.  The border just about splits the lake down the center.  There are no canals or condominiums on the lake.  It is a pristine looking lake. There are some lots on the lake that are over an acre, but only a few homes on the north end of the lake have actual lake frontage.  Most of the homes have only full lake access.  There is no water ski course on the lake because it is a no motor lake.

lakefront Homes Dunham Lake HighlandBuying a lake home near Detroit is different than buying a home in a subdivision.  It’s not like buying a Canton home or a home in Ferndale.  We are adding all sorts of other criteria such as:

  • the size
  • type of lake...private or public....all sports or not
  • the type of lake bottom i.e. whether is sandy or mucky.
  • we even have to consider sunset side or not
  • parking
  • type of terrain....flat or up on a hillside

  Dunham Lake lies in both Hartland and Highland Michigan.  It is what I would call a lake access lake.  The neighborhood association owns a strip around almost the whole lake except the northern end of the lake.   There are 20 Waterfront homes on Addaleen in Oakland County that own to the water, and do abide by the greenbelt setback, but can landscape to the water. I was told by a resident of the lake that the green belt is about 100' wide.  There is a walking path around the lake.  This is a kettle lake that is spring fed.

Dunham Lake is NOT AN all sports lake.  It is a non-motorized lake and no snowmobiles on the lake in the winter either.  It is a private lake with no DNR public launch. Nor is ther a public beach.  Dunham Lake is about 100 acres in sizes and it is a deep lake.  There are 3 basins within the lake that range from 60 deep to 125 deep.

If you are looking for a house with a lake view then Dunham Lake isn't going to be for you.  There are many trees, bushes, and vegetation between the house and the lake.  It is hard to see the lake from most of the houses.  You have a better view of the lake in the winter when all the leaves fall off.  it is a very quiet lake because there is no boat motors.  It is a natural clean lake that is just for paddling around and swimming in.  There is a subdivision around the lake that has 3 parks but no homes in the subdivision sit on the lake.

Because the lake is both in Hartland Livingston County and Highland in Oakland County means the kids will go to either Hartland Schools or Huron Valley Schools.

On the waters of Dunham Lake, Hartland Township, Livingston County, it is unlawful to operate a motorboat.

Dunham Lakefront homes.  The north end of the lake is private owned homes. It is an unique lake in that it is like up north.  You can see very little homes from the lake. The homes on the lake belong to two associations.  One is Dunham Lake Estates or Dunham Lake Heights.

        

Dunham Lake Estates

There are large mature trees when you are up top away from the lake.  The age of the homes range from about 1958 to the late 1980's on most of the lake in this subdivision.  The homes are what I would call regular subdivision homes.  Brick homes with basements and two car garages.  The home styles are ranches, colonials, and split levels.  Most of the homes range from 2000 - 2400 square feet though there are a few that get up to 3500 square feet.

Dunham Lake Heights

This sub in the northeastern part of the lake is a little different.  The homes are bigger and a little newer.  The homes range from 2300 - 4200 square feet.   

Dunham Lake properties are usually at least a 1/2 acre.   Many of them are 1 1/2 to 2 acres, though there are a few homes that sit on 3 acres.    

All the homes on Dunham Lake are lake access homes.

The county line runs right through Dunham Lake. So it is located in Highland Township in Oakland County MI and in Hartland Township in Livingston County.  It is north of M-59/Highland Rd, south of Middle Rd, east of Fenton Rd and west of N Hickory Ridge Rd .

If you are buying or selling a lake property the size of the frontage on the lake does influence the price of the lake home.  Just as the size of the home influences the sales price so does the lake frontage.  A hundred foot lot on Duck Lake in Highland Township will be worth more than a 35' lot. 

Yes back in the early day's (the 1920's) some lake lots were only 35' because the cottages were too small.  Over the years some lake home owners have bought up the neighbors lots, bulldozed other homes down, or split a lot with the neighbor to make their lots bigger.  Most lake lots in Livingston and Oakland County range from 35'- to about 150' in general.  Of course there are homes that have large lake frontage of over 200'.  I have seen some that are over a 1000' feet when they are on a peninsula of a lake.  That is always nice because you have a panoramic view from the property and the home.  I have even sold a small lake property of 26'.  Back in the day they did not have side set backs.

I have seen some lake homes that are only one foot from the lot lines.  It is very important when you buy a lake home to get a staked survey if you can.  I always recommend to any buyer to look up the property lot lines.  I have seen several homes listed this year where they were advertised as lake front yet the property never actually touched the water. It is definitely buyer beware.  So be smart and look up the lot lines yourself.
