Lakefront homes in Oakland County Michigan

We are going to talk about Waterfront properties for sale in Oakland County Michigan.  The first thing we will talk about is lake view.  What do you want in a lake view.  Some waterfront home buyers want only sunset view side.  They want to be able to sit on their deck and watch the sun go down.  They want to be able to sit at their dinner table or on their couch and see the sun set.  If your waterfront property has a sunset view does it make it more expensive?  No, not likely.  It may just make your lake home more desirable.  If you are a home buyer you won't have to pay more, but the home may be desirable to others too.

Next let's talk about where your waterfront property sits.  Does the lake home sit level with the lake?  If it does it makes it easy to get around.  Some of the possible issues you may have when buying a house that is level with the lake is soggy ground.  If you are buying the lake home.  Walk around the yard.  Remember if the yard is soggy, it is probably never going to change.  If you own a waterfront property with a soggy yard, it may scare away some buyers.  Lake homes with soggy yards should be checked out carefully for foundation issues, and water issues.  Sometimes homes with soggy yards will have water in the crawl space.  Some of these homes may not even be able to have a basement.  I have neighbor on White Lake that has 2 sump pumps.  He is buying a new sump pump every year.  If that sump pump system fails he is going to have a basement full of water.  That is some of the potential issues when the home is level with the lake.

What are the benefits of a level waterfront property?  It is easy on the legs.  No stairs to climb up and down.  It is easy to get out to the lake.  Remember when you have a boat.  You have to get gas out to the lake.  You have to carry things out to the lake and out to the boats.  If you are going out on the boat you may be carrying a cooler full of drinks, tubes, and other boat stuff.  It is much easier to carry that stuff on level ground than carrying it down stairs.

Waterfront properties in Oakland County can be either level or way above the lake.  I once saw a home on Walters Lake near Clarkston that was way above the lake.  The walk up the stairs would have winded me.  I am healthy, but I sure would not want that hike up and down the stairs from that home.

Stunning views but lots of stairs

The best part of homes on a hill overlooking the lake is the view.  The lake views are stunning and dramatic.  Usually the higher they are the better the views.  The lake homes that sit above the lake usually require stairs to get down to the lake.  Some have a few stairs some have 60 or more stairs.  It just depends on which lake and where the waterfront property sits on the lake.  For example Walters Lake that I talked about has both hillside and level properties.  It is the same way with White Lake in White Lake Township.  The Ridge Road side of White Lake has many homes that sit above the lake.  Great views, but many stairs.  To some home buyers it is a determent.  To others the stunning lake views outweigh the stairs.

If you are older and have knee, hip, or heart problems you may want to avoid a lake home that sits above the lake.  That is if you are planning to use the lake.  If you just plan on sitting on your deck and occasionally going down to the lake....then a hillside lake home may be for you.

Other potential issues on the waterfront properties and homes you are looking at may be...

    1.)  Home sits on a main road

    2.)  Home sits close to the road

    3.)  Home has no parking for family and friends.

    4.)  Home sits very close to other homes

    5.)  Home has no garage and no space to build a garage

These are just some of the issues you may encounter when buying or selling a lake home.  When selling that lake home you may have one of those issues.....we just have to find the right buyer or buyers to purchase your home.  When buying a waterfront property some of these issues may not matter to you or your family.  The key is to find the best lake property for you and your family.
