First of all let's talk about new homes.Â There are a limited number of new homes on lakes.Â When I say new I mean homes that have been built from the 1990's to present.Â Homes that have great rooms, large master suites with walk in closets, open layouts, soaring ceilings, entertainment stlye kitchens, brick exteriors, 3 car garages, and walkout basement.Â These type of homes are rare on large Oakland County all sports lakes.Â They are rare on any Oakland County lake.Â They are going to be pricey.Â I usually get one or two calls a year from a novice lake buyer asking for those requirements and then telling me their budget is about $200,000 short of what a home like that will cost on a lake.Â Remember lake homes are much more expensive than a regular home in a subdivision.
It is the same way with finding a lake home with privacy or acreage.Â It is rare.Â They come on the market very rarely.Â Â Lake home buyers want newer homes with all the amenities, they want homes that have privacy, they want homes that have space or acreage.Â Â Remember if you really have to have these criteria then it is going to cost you.Â The best homesÂ with these features are highly sought after.Â Â Low inventory, high demand means higher prices.Â Â It will be a higher cost for these types of lake homes.Â
Sometimes waterfront home buyers have to sacrifice the type ofÂ home in order to get on the lake.Â Many lakefront homes are older homes.Â Sometimes they are cottages that have been added onto.Â Sometimes they have been added onto so many times that they have odd layouts.Â Â That is another way of getting a "new" home.Â Try to find a waterfront home in Oakland County that has been totally remodeled.Â That is anotherÂ way of getting a "new" lakefrontÂ home.
