Lakefront homes in Oakland County Michigan

Little Portage Lake Chain of Lakes Dexter MI

Little Portage Lake Dexter MILittle Portage Lake is a public all sports lake that is 112 acres in size.  There is no DNR Launch on the lake but there is one right around the corner on Big Portage Lake.  Little Portage Lake is the last lake in the chain.  It is in Dexter Township MI is part of the Chain of  Lakes and connects to Big Portage Lake via a canal that goes under Dexter Pinckney Road.  There are no wake restrictions that I know of.

The street around the lake are paved and gravel. Much of the lake is very natural and undeveloped because of marshland around it.   The deepest part of the lake is 42 feet.  The children that live on the lake go to Pinckney schools.  There is public beach, and no water ski course.  There are no wak restrictions that I know of.  There is a canal that turns into the river from the north.  The lake is fed by three streams/river.

  • Portage River
  • Huron River
  • unnamed stream

Little Portage Lake Washtenaw County MI

Little Portage is a kettle lake, formed when a large hunk of ice remained after the glacier receded. The lake formed as the ice melted and pushed soil and rocks up the side of the depression. Michigan's kettle lakes, formed during the Wisconsinan glacial age, have curvy shorelines and varying depths. Part of a chain of lakes variously known as the Portage Chain, the Pinckney Chain or the Huron River Chain, the 112-acre lake is fed by the Portage River to the north and an inlet on the east and drains into Big Portage Lake.

Have a great sunset photo? Or a good skiing, or action photo of the lake?  Or even a photo of your family's fishing catch?  I am looking for great photos to put on the website if you would like to share.  You can email them to yesmyrealtor@gmail.com  Be sure to tell me which lake it is from.  Thanks in advance for helping make this the best lake website in Southeastern Michigan

Little Portage Lake homes Dexter MI

There are no condos on the lake only single family homes.  There is not a lot of Little Portage Lakefront homes to chose from.  I counted them one day I was out there and I think I counted about 30 lakefront homes.  There are about 10 right on Dexter Pinckney Road near the canal from Big Portage Lake.  There are 8 canal front homes on a canal that is on the north side of the lake.  These canal front homes are near the Marina on the north side of the lake.  The rest of the waterfront homes are on the southwest side of the lake where the Huron River exits the lake.

Because there are so few homes on the lake and there is not a lot of turnover of lake homes I do not have much data on the sizes and ages of the homes.  But many of them I would guess are older and under 2000 square feet.  The lake homes are on septic systems and have wells. There are some homes on the lake that sit on lots over an acre.  Some of the lakefront homes sit on some bigger lots, but the ones on Dexter Pinckney Road are very close together.

Oakland County Lake living.  I myself lived in Livonia for 23 years before I moved on a lake back in 2011.  It’s a great lifestyle.  I have had so many clients tell me that they had wished they had moved to the lake earlier.  I wished I had made the move earlier too.  When you move onto a lake I believe you become more social.  You tend to get to know your neighbors better.  You tend to be more active and tend to be outdoors more.  Family and friends will want to come to your house and enjoy the lake lifestyle.   A warm beautiful day is an invitation to get out on the lake.  You tend to leave work a little earlier to get on the lake.  I know people that work from home that sometimes work with their computer in the middle of the lake.  They just float around in the sun working.  They have their laptop on their boat and enjoying the day.  Yet still working!  Now that is a life style that anybody should love.

Little Portage Lake Huron River chain of lakes MIEverybody has their own wants in a lake, and what they want to do.  No one person has the same desires.  I know people that live on a lake and do not own a boat.  They just love the scenery.  This Southeastern Michigan lake website is here to help you understand about our local lakes.  I hope this webpage on lakefront homes for sale on Little Portage lake in Dexter Michigan helps you.  Always feel free to call me with questions or to get started on your lake home search.   My email is yesmyrealtor@gmail.com or cell phone is 248-310-6239.   Search "Metro Detroit Waterfront Homes For Sale”

Lake home buyers are looking to buy because of the lifestyle.  The boating, the sunsets, the wildlife, and the nature around the lake.  So here is a sellers' tip:  Put out pictures of how much fun you have had on the lake over the years.

Is it time for you to move?  Job transfers, downsizing, retirement may be just some of the reasons to move off the lake and sell your lake home.  If you are then you may want to spruce your waterfront home up.  Today’s home buyers want that fixed up, move in ready home.  They want the freshly painted walls, the granite counter tops, the new carpet, the refinished hardwood floors, the updated kitchens and baths.   Today’s lake home buyers do not want to see paneling, wall paper, or old cabinets.  Today's buyers prefer kitchens that have views of the lake, larger master bedrooms with views of the lake, and open layout homes.

You may not be able to change your layout, or open your kitchen up to get a lake view but you may be able to take that old wall paper down.   You could paint, or update the carpet.  What you do should be compared to how much the sales price will increase.   You do not want to spend $30,000 updating the kitchen to get $20,000 back.  You do not want to spend $20,000 to finish the basement if you only get a $10,000 return.

One of my prime examples of how a updated home can get a high price is:   In 2014 a small canal front home with no basement got $200 a square foot.  It sold at such a high price because it was pristine and totally updated.  It sold in under a week!  Other homes that were in need of work have been sitting on the market for three months or more.  Some of these fixer uppers could have sold sooner if only the sellers took a little time to get them ready to sell.

Here is what a previous client said about me!

      "Dear Russ,
It´s been 2 months since we moved into our new Canton condo and we
are very happy with it. In the beginning we didn´t even
know what we needed but with your help, guidance and
patience we chose the best condo in the area with the best
price according to our needs. We were looking all over.  We looked in Novi, Warrren, Canton, Farmington Hills.  But we finally found our Canton condo.  We appreciate everything you
have done for us. We would recommend you without hesitation
to everyone we know who wants to buy or sell a house. "
