School Lake in Livingston County is a private all sports lake that is 79 acres in size. The deepest spot on the lake is 34 feet deep. Most of the lake is relatively shallow. The lake is spring fed, fed by Woodruff Creek, and is connected to Hope Lake on the other side of old US-23. There are wake restrictions on the lake. The is no wake after 7:30 pm until 11 am. There are no islands, no public beach, no marine, and no restaurant on the lake.
There are 2 lake associations on the lake. The school district for the lake is Brighton School District. The roads around the both gravel and paved. There is no state approved ski course on the lake. There is a canal on the lake with canal front homes on one side of it.
School Lake is just a round lake and doesn't have much boat traffic on it. Of course on the weekends it is a little busier. Most of the shoreline is homes though there are a few spots that are natural with cattails and water lilies. School Lake is connected to Hope Lake which lies on the other side of Old 23. The lake levels are balanced by both spring fed lake levels.
Over the years when I am out showing Metro Detroit waterfront homes or listing a lakefront property I try to find out as much about the lake by talking to the local residents. The lakefront homes are on wells. Many homes are hooked up to sewer but there are a quite a few homes still on septic systems. Most homes have basements though some are on crawl spaces and slab homes. Most of the homes are close together but there are many exceptions. There are some lake homes that sit on lots over an acre. But there are none over two acres.
There are no condominiums on the lake. There are only single family residences. According to a year round resident he guess 40% of the homes are cottages and 60% are year round homes. They are a mixture of small lake cottages tightly next to each other to bigger rebuilt homes. The homes vary, some homes have no garages and some have up to four car garages The kids that live on School Lake Brighton Michigan go to Brighton Schools.
School Lake homes have one to five bedrooms and one to five and a half bathroomes. The homes range in size from 700 square foot ranches up to 4600 square foot homes. Most of the homes are under 3000 square foot in size. Though there is one home that is over 7000 square foot on the lake. Many of the homes were originally lake cottages built from the 1922 on but there have been homes built as late as 2008. There still are a few vacant lots left on the lake.
There are bungalows, cape cods, ranches, colonials, contemporary. Many of the small ranches right on the water have no basements, but the newer homes have walkout basements. The early homes are aluminum and vinyl sided but you will find some beautiful brick colonial homes.

You can usually get a canal front home for anywhere from $50,000 to a $100,000 less than you could buy a lakefront home. I have seen beautiful canal front homes that were so much cheaper than a full lakefront home. This gives you the ability to be on the lake, be able to have a boat on the lake but at a cheaper price.

That is one of the biggest issues is that some lake home buyer expectations are much higher than the price they have in mind. Lake homes cost so much more than a regular home in a subdivision. Some large all sports lakes have homes on them that command a $200,000 to $400,000 premium. Many of the lake home in the $500,000 + range are custom built. Some of these home sellers have torn down an old home and rebuilt from the ground up.
Sometimes home buyers have to give up the dream of that perfect home to get a home on a lake. You may not have that luxurious home that you always wanted, but you may have a great lake home. It is sometimes the choices you have to make. Many times there is a limited amount of lake homes and choices. So it is about being realistic.
