Runyan Lake homes are connected are connected to the Livingston County Regional Sewer system. All properties have private wells. All Runyan Lakefront homes are part of the lakefront association. But there are also a few different homeowners associations along Runyan Lake Point, Spring Street, and within Runyan Lake Heights. The members of the different home owners associations maintain their private roads and communal areas. Runyan Lakefront homes are located in Fenton School District.
Here is an idea what Runyan Lakefront homes are like. They have two to five bedrooms, one to four and a half bathrooms. Most homes have one to four car garages. There are even some without garages. Mostly vinyl exteriors but also brick and cedar. The styles of homes are ranches, bi-levels, colonials, cape cods. There are no condos on the lake. All the lakefront homes have wells.
The homes range in size from 600 square feet to over 6000 square feet. Most homes are under 3200 square feet. There are a few luxury lake estates at 3700, 4200, 4600, 6000 square foot. Some lake homes have basements some do not. Some are walkout. The waterfront homes have been built between 1920 and 2007. Some homes are hooked up to sewers and others are on septic systems. There are some lake houses that sit on lots over an acre in size.
The Runyan Lakefront homes that have sold in the last few years 2006 -2009 have sold in the range of $200 -$500,000.

Runyan Lake in Tyrone Township in Livingston County is a private all sports lake that is 180 acres in size. The deepest spot on the lake is 55 feet deep. The average depth is 32.8 feet deep. There is no public access, no public beach, no marina, and no restaurant on the lake.
There are lake associations for the lake (see below). There are no wake restrictions that I know of and there is no state approved water ski course on the lake. The shoreline is approxiamately 36.6 miles. The source of the lakes water is spring fed and three creeks. The streets around the lake are paved and gravel.
Jet skis and wave runners are allowed on Runyan Lake Livingston County MI. As far as I know there are no wake restriction hours. There is one island and 3 sand bars on the lake. There is an active waterskiing team made up of lake residents who regularly practice on the lake. There are a couple of short canals on the lake.
Public or private may be one of the questions you are asking yourself when considering whether to buy on an all sports lake in Livingston or Genessee County. I would have to agree that public lakes are busier. One of the alternatives is if you like a home on a public lake is buy a home on a bay or canal of the lake. Stay away from the lake property on the point or in the major traffic pattern. Being on a small bay or in a corner of the lake will probably have you out of the major water sports traffic pattern. Some of the fun on the lake is seeing the good wakeboarders and skiers go by.
The lake association is very active and organizes many parties throughout the year including an annual fireworks show around July 4th. Some of the events they organize are:

- Game Party
Only boats that can use Runyan Lake are boats registered to riparian (Runyan lakefront) property owners who have paid their membership dues up to date. Membership dues are $155 per season per property owner. They are strict about not allowing boats owned by "friends" or non-riparian owners to be on Runyan Lake. Runyan lake has no public access.

Runyan Lake is located in Tyrone Township, Livingston County, approximately 1 mile south of Fenton, Michigan. Part of the lake lies in Fenton Township. The homes on the lake have Fenton mailing addresses. It is east of US-23, South of White Lake Rd, west of Hartland Rd, North of Center Rd and Foley Rd.

All Runyan lakefront properties on Runyan Lake are members of the Runyan Lake Association. The lake association is responsible for weed control, and the private boat ramp. The small island on the lake is owned by the lake association. The island has a large shallow area around it and is a favorite gathering place for Lake Runyan homeowners during the summer.

I am living life.
