Lakefront homes Long Lake Commerce MI

You have to remember that back in the early 1900's (1920 - 1950) many lakes in White Lake, Commerce, and West Bloomfield.  Long Lake homes are like so many otherOakland County Lakes.  There are old and new homes next to each other.  In fact in the fall of 2011 they were bulldozing an area on the lake to put some new homes in.   The homes were built between the 1930's - 2000's.  Many of the old cottages have been added onto and remodeled.  Some of them are very nice year round homes now. The children that live on the lake attend Walled Lake Schools.

What is a little different from Union Lake across the street is that there are no high end large estate style luxury homes on the lake.  The lakefront homes range from about 900 square feet to over 2500 square feet.

Most of Long Lake homes sit on lots range from 35' to 100' of lake frontage.  There are only a few properties that have large frontage.  There are no homes that have acreage on the lake. Long Lake homes have just about every style you can imagine on the lake.  There are:

• bungalows
• cape cods
• colonial style homes
• ranches
• split levels

They homes are on wells.  Some homes have septic systems and a few are on sewers.  There are lake access homes near Long Lake and the subdivsion association parks on the lake.

Long Lake Commerce MI information

Long Lake is a public all sports lake that is 156 acres in size (DNR) or 125 acres (depending on who you believe).  The deepest part of the lake is 14 feet deep with the average is about five foot.

Long Lake in Commerce Township MI is only about 10 minutes from M-5 which is the gateway to all the expressways.  You are about 20 minutes to 12 Oaks Mall in Novi.   The children on the lake go to Walled Lake schools.  It is not a huge lake but it is big enough to ski, tube, and jet-ski on comfortably.  The lake was much shallower but in 1961-1965 they had the whole lake dredged at the cost of $185,000.  It is a kettle lake.

 There is a small public DNR access site off Cooley Lake Rd. There is no public beach at that site. The streets around the lake are paved so you do not have to deal with dusty, bumpy gravel roads.

The children on Long Lake go to Walled Lake Schools.  There is no state approved water ski course and no condominiums on the lake.  There are only single family residences. There are a couple of short canals on the lake.  If I was asked I would say that most of the homes are fairly close together on smaller lots.  However there are lots over an acre on the lake.

Long Lake Location

Long Lake is located in Commerce Township in Oakland County MI.  It is north of Wise Rd, south of Cooley Lake Rd, east of Carroll Lake Rd and west of Union Lake Rd .

So many little factors about the lake property determine the price of the lake home.  When you buy or sell a lake property factors like property size, amount of parking, where the home sits (faces) does make a difference to the current or future home buyers.  Lake home owners have parties.  They have friends, and families over on the weekends.  They may need parking for 5 or 6 cars.  Do you have the parking space for your friends?  Or is there some public parking for you.

The larger the lot the pricier the lake home may be.  Acreage on the lake is rare in Southeastern Michigan.  A lake home that is private is a rare commodity.  Most Southeastern Michigan lake properties are close together.  Many lake homes are on lots that range from 35' to 80' in size.  So you are going to see your neighbors in most cases.  Simply because you do not want to obstruct your lake views with trees and bushes.  Besides it would become a battle with your neighbors.  You do not want to put in a tree that will obstruct your neighbors view.  That is one way of creating an enemy fast.

So what is the best side of the lake?  Some people believe another plus for any property is to have a sunset view.  Everybody loves to see the sun set over the lake.  I cannot put a dollar amount on what it is worth, but it does add a little value to the home.  Some home buyers start out trying to buy a sunset view home.
