Lake Tyrone homes & real estate Fenton MI

Homes for sale Lake Tyrone Fenton MIThere are all types of homes on Lake Tyroner in Livingston County.  There are still some older small cottages on the lake.  Some of them have been turned into year round homes.  Most of the lots are 300- 500 feet deep off the road.  The homes are like most of Livingston County lakes where the homes are close together even though the lots are very deep.  Most lots are flat to the lake.  Because the homes sit on lots that are flat many of the homes are on crawl spaces or on slabs.  However there are some lake homes that have basements.

The lakefront homes have one to five bedrooms, one to four bathrooms, and range in size from 800 square feet to over 3400 square feet.  You are not going to find any huge luxury lakefront homes on Lake Tyrone.  The homes were built as early as the 1930's up to the present time.  Some homes have no garages and others have up to a three car garage.  Sewers came in a few years ago but there may be a few still on septic systems.  All the homes are on wells.

There are homes on lots over an acre though most are under an acre.  There are a few homes that have lots over an acre in size, but I do not believe there are any over 3 acres in size.  Like I said the lots are long and narrow.  Most of the homes are relatively close together.  There are still some vacant Tyrone lakefront properties.  I do not know if they are buildable or not.  There are no condominiums on the lake.

There are no more lake properties being made.  So there will always be a demand for Southeastern Michigan lake homes.  A local lake home usally holds it's value better than a regular home.

Lake Tyrone Hartland Michigan  

   Lake Tyrone in Fenton is a private all sports lake that is 102 acres in side.  The deepest spot on the lake is about 25 feet deep.  The only wake restrictions I know of is that the canals are no wake.  So you do not get confused the lak lies in Hartland Township, Tyrone Township, and even a small corner in Fenton Township. 

Lake Tyrone homes for sale Fenton MIThere are no public beach, no restaurants, no marina, and no state approved water ski course on the lake.  Only lake residents can use the lake as there is no public access.  The lake is spring fed and creek fed

Lake Tyrone Livingston County Michigan has a Lake Improvement Association that is responsible for the lake in terms of water quality monitoring and weed control, owns the private boat ramp for use by members, and owns and maintains the dam. It also owns the land surrounding boat ramp and behind the dam.

Lake Tyrone Livingston County MII have been told that usually around the edges the lake bottom is some what solid.  But it becomes mucky anywhere from 10 to 40 feet out depending on where you are on the lake.  The homeowner said the lake bottom was some what mucky.  The school district for the lake homes is Hartland Schools.  

Back in 2013 the community septic system was in need of upgrading according to one of the lake home owners that I talked to.  All the Lakefront home owners were waiting on the State and the County to make a final decision whether the lakefront property owners would have to hook up to a sewer system or whether the community septic system would be repaired.  They have since installed a sewer system for the lake.

Tyrone Lake in Hartland is a long narrow lake.

  There is a paved Road on the north side of the Road.  Most of the roads around the lake are paved, but there is some gravel too.  The lake has a woodsy up north feel to it.   How would you like a getaway on Tyrone lake in Livingston County?  One question I hear from potential lake home buyers is how clean is the lake?  Most of our local lakes are not regularly checked for bacteria levels.  It is only usually done when there is a public beach on the lake.  Private lake associations may check periodically.  Most of our local lakes are clean and safe to be in.

More factors to think about and prioritize when buying a waterfront home in Southeastern Michigan.  It doesn’t matter whether it is a West Bloomfield lake home or a White Lake waterfront home.  These factors make it harder.   I usually hear “If I could put that house on that lake I would be thrilled.”  Unfortunately, sometimes you have to decide what are the most important criteria to you, and try to get as many of them as you can in your choice of homes.  My goal with these lake pages is to help make your decision easier because you are more informed.         

Lake Tyrone location

Tyrone Lake is lies in both Tyrone Township, Hartland Township, and a small part in Fenton Township.   Tyrone Lake is located south of Center Rd, East of Hartland Road, north of Clyde Rd and West of M-23 and S Fenton Rd.  The lake residents have either a Hartland or Fenton mailing address.  The majority of the homes have a Fenton mailing address. 

Tyrone Lake Public Access

There is no public lake access on Tyrone Lake .

Tyrone Lake MI Fishing

Maximum depth of the lake is 25 feet deep.   Crappie, Bluegill, and Largemouth Bass.  Some northern pike, and some smallmouth bass.  There are also some perch and a few walleye.  They stock the lake occasionally.

Tyrone Lake General info 

In late 2012 and early 2013 I was told that there were issues with the community septic system.  The residents were waiting for decision from the State and the county whether the current septic system would be repaired and upgraded or whether they would have to hook up into a sewer system.  Again this information was gathered in conversation with a resident.  All information should be verified with the association or Livingston County.  

What are some of the factors that affect the price of a lake property?  Of course the house and size of the house does.  The size of the frontage on the lake does influence the price of the lake home too.  Just as the size of the home influences the sales price so does the lake frontage.  A hundred foot lot on Maceday Lake in Waterford will be worth more than a 35' lot. 

Yes back in the early day's (the 1920's) some lake lots were only 35' because the cottages were too small.  Over the years some lake home owners have bought up the neighbors lots, bulldozed other homes down, or split a lot with the neighbor to make their lots bigger.  Most lake lots in Livingston and Lake Properties in Oakland County and the Metro Detroit have Lake Frontage that ranges from 35'- to about 150' on average.  Of course there are homes that have large lake frontage of over 200'.  I have seen some that are over a 1000' feet when they are on a peninsula of a lake.  That is always nice because you have a panoramic view from the property and the home.  I have even sold a small lake property of 26'.  Back in the day they did not have side setbacks.

I have seen some lake homes that are only one foot from the lot lines.  It is very important when you buy a lake home to get a staked survey if you can.  I always recommend to any buyer to look up the property lot lines.  I have seen several homes listed this year where they were advertised as Lake Front yet the property never actually touched the water. It is definitely buyer beware.  So be smart and look up the lot lines yourself.
